Frequently asked questions
Still unsure or need something explained in more detail? Contact us, and we’ll guide you through it.
1. When should I instruct a solicitor when selling my home?
It is sensible to instruct a solicitor as soon as you decide to market your property. This allows us to prepare key documents in advance so that when an offer is accepted, the legal process can begin without delay.
2. Do I need a property solicitor to sell my home?
Yes. A property solicitor ensures that contracts are prepared correctly, legal title is transferred properly and all regulatory requirements are met. Having experienced support reduces the risk of delays and protects you throughout the transaction.
3. How long does it usually take to sell a property?
Most sales complete within twelve weeks from accepting an offer, although timescales can vary depending on the length of the chain and how quickly enquiries are resolved. We work proactively to keep your sale progressing at every stage.
4. What information will I need to provide?
You will be asked to complete standard property information forms and provide details about the property, including any alterations, guarantees or ongoing matters that may affect it. We guide you through this so nothing is overlooked.
5. What happens if the buyer raises concerns?
It is common for buyers’ solicitors to raise enquiries. If anything unexpected arises, we will explain the issue clearly and advise you on the best course of action. Our focus is on resolving matters efficiently while protecting your position.
6. Can I remain living in the property during the sale?
Yes. You remain the legal owner until completion and can stay in the property during the process. You will simply need to ensure access is available for any agreed viewings or inspections before exchange.
7. What happens on exchange of contracts?
Exchange is the point at which the sale becomes legally binding. A completion date is fixed and both parties are committed to proceed. We ensure you are fully informed and ready before this stage takes place.
8. When will I receive the money from my sale?
Sale proceeds are transferred on the day of completion once funds are received from the buyer’s solicitor. We will redeem any existing mortgage and then transfer the remaining balance to you in accordance with your instructions.
9. How much will it cost to sell my property?
We provide clear cost information at the outset so you know what to expect.
